CURRENT HOME PRICES IN ANTHEM
Probably the most important statistic for home buyers is that the average home price in October was about $24,000 less than the average home price in September. While home prices are generally increasing, there is a recent decline that you are well positioned to take advantage of. This is great news for buyers!
CURRENT INVENTORY OF AVAILABLE HOMES
The inventory of active listings in the Anthem market is down only slightly. There were 161 active listings at the end of September as compared to 158 active listings at the end of October. This is a normal trend for Anthem and indeed for all of Arizona. We expect home inventory levels to continue to drop right through to mid-January 2019.
HOMES SOLD
The number of homes sold in Anthem in October is also down when compared to September home sales. In raw numbers, there were 53 homes sold in October as compared to 73 in September. A 30% decrease is significant and may well prove to be fantastic news for buyers. It means that the market is slowing, and sellers may well be getting anxious to sell their homes. This generally translates to stronger negotiating opportunities for buyers.
DAYS ON MARKET
The average number of days that homes are on the market is an important consideration for buyers. This number often dictates how urgent and aggressive buyers need to be to get the home they want. In October, homes stayed on the market for an average of 56 days as compared to 71 days in September. This is good news for sellers and may well result in pressure on buyers to act quickly if they find the perfect home.
As you can see, the housing market in Anthem is healthy and active. With the average home price showing some slacking-off, it may well be the perfect time for you to consider switching from renting to owning.
