For those of you who are joining us for the first time, WELCOME, we’re thrilled you’re here and hope that you’ll stick around.
Today’s question is: “How much are the property taxes in Anthem?” For the most part, property taxes across the US are based on a predetermined percentage of the assessed value of the property. Property taxes fluctuate widely depending on the location of the property and certain specific amenities nearby such as schools, fire departments, and more. This is true for Anthem too, however, to give you an meaningful comparison of what you get for your tax dollars from one jurisdiction to another we thought an example might explain better than a simple percentage.
Assessed Value
of the Home |
Mean Effective
State Tax Rate |
House Size (sq ft) |
Property Taxes
per Annum |
|
New Jersey | $300,000 | 2.40% | 1,839 | $7,200 |
Texas | $300,000 | 1.86% | 2,616 | $5,580 |
Oregon | $300,000 | 1.07% | 1,588 | $3,000 |
Hawaii | $300,000 | 0.27% | 625 | $810 |
Arizona | $300,000 | 0.77% | 2,928 | $2,310 |
As you can see, there are a lot of factors that go into comparing taxes from one jurisdiction to the next and at a minimum, you need to know the assessed value which is not the same as the market value or the purchase price of the home. The assessed value is set by the taxing authority which in the case of Anthem, is Maricopa County. As you will see above, not only is the tax rate lower than the majority of other states, but the home is the largest! Pretty awesome, right?
Here’s your reality check. It’s not really so much about taxes, but rather about what you can enjoy for the same amount for even fewer tax dollars.
Here is an example of a home in Anthem Parkside that sold in March 2018:
- 4 bedrooms
- 2 ½ bathrooms
- 2,140 square feet
- 5,000 square foot lot
- Located in an award winning community with awesome fitness facilities, tennis courts, miles of walking and hiking trails, a big water park, a huge community pool, tons of parkland and open space to play on
- Purchase Price – $217,000
- Property taxes $2,142
Let me leave you with this thought. What can you buy in your neighborhood for $217,000 and what would the taxes be? Taxes are a certainty in life, so, why not come to Anthem, enjoy the community, the weather, the people, and know that you are getting a lot more for your tax dollars than you would almost anywhere else in the country.
