Whether you’re buying or selling in Anthem Country Club, the new HOA fee that became effective on October 1, 2018 will impact YOU.
Stick with me to the end of this blog post, because there I will give you FREE access to a fantastic and super easy to understand and follow guide that will make navigating the various Anthem HOA fees a breeze.
The first thing you need to know is that Anthem Country Club Community Association implemented an additional capital improvement fee equal to ¼ of 1 % of the purchase price of all homes sold within Anthem Country Club on or after October 1, 2018.
The reason for the fee is to develop and finance a fund specifically targeted to the cost of maintaining the exceptional roads we drive on here in Anthem Country Club. Anthem Country Club resurfaces its roads regularly to ensure a smooth and safe ride for its residents and guests.
So, what does this mean for you?
If you are a homeowner in Anthem Country Club it means that when you sell your home the transaction will be subject to the new fee.
If you are thinking of buying in Anthem Country Club your transaction will be subject to this fee.
Remember that Anthem Country Club is only a small part of the greater Anthem community. If you own or are thinking of buying a home in Anthem that is NOT in Anthem Country Club, this additional fee does NOT apply to you.
How do you calculate the fee? For every $100,000 of your selling or purchase price, Anthem Country Club will charge $250 to the transaction. For example, a $400,000 home will attract a $1,000 capital improvement fee.
The great news is that the monthly and quarterly fees for all Anthem Communities, including Anthem Country Club remain unchanged. This new fee applies only when a country club home is bought or sold.
