If you’ve watched some of our previous videos you already know that we absolutely love living in and working in Anthem. In fact we have a whole playlist dedicated to how much we love it here. Anthem is an amazing Master Planned Community just north of Phoenix. What you may be surprised to know is that there are a number different neighborhoods within Anthem, and today we are going to take you on a tour of one of Anthem’s most unique neighborhoods, called The Landing. So kick back, relax, and enjoy the ride!
Gated Community
The Landing neighborhood is one-of-a-kind here in Anthem. It is the only place in Anthem Parkside where you will find single family detached homes in a gated neighborhood. There are only 2 gated single family detached home neighborhoods in Anthem and those are The Landing and Anthem Country Club. There are approximately 186 homes in this neighborhood, which, as I mentioned, is located in Anthem Parkside.
Golf Course Views
Another thing that makes this neighborhood unique is that it is the only neighborhood in Anthem Parkside that features sweeping views of the Persimmon Golf Course in Anthem Country Club. Now, only certain homes in The Landing, along the perimeter, enjoy these views, but I am telling you, they are stunning! These folks enjoy the beauty of the golf course views without having to pay for the social membership that comes along with living in Anthem Country Club. That being said, they don’t have access to the club amenities.
Home Pricing
At the time I am recording this, there are only two active listings in The Landing, both of which are vacation rentals. In the past six months, seven homes sold in The Landing and the prices ranged from $300,500 to $418,500. During this time there was also one long term rental that closed at $1700 per month. That being said, The Landing is primarily owner-occupied homes, as opposed to rentals; and as you can see from these stats homes don’t come up for sale all that often in this beautiful Anthem neighborhood.
Home Sizes & Styles
The homes in The Landing range is size from 1,200 square feet to 2,468 square feet. 95% of the homes are single story homes, while 5% are two story homes. It would appear that at the time the Landing was built there were 6 different floor plans designed specifically for this neighborhood.
HOA Fees
If you are looking to buy in The Landing, you’ll want to know that the HOA fees are $325.23 per quarter, which works out to $108.41 per month. This includes access to all of Anthem Parkside’s amazing amenities, as well as the peace of mind and prestige of living in a gated neighborhood!
Where is The Landing?
Are you wondering where The Landing is and what’s nearby? The Landing is right in the heart of Anthem. Within less than a mile you’ll find a grocery store, a bank, restaurants, a doctor’s office, a pharmacy, and so much more, including the famous Anthem Community Park, Anthem Veteran’s Memorial, and Community Center.
